Rezoning Public Meeting-2940 Confederation

CITY OF SARNIA NOTICE OF PUBLIC MEETING

Please be advised that a public meeting to consider the above-noted application will be held by Sarnia City Council in the Council Chambers at City Hall on Monday, November 20, 2017 at 4:00 p.m.

Persons wishing to speak to this application are requested to notify the City Clerk on or before noon Wednesday, November 15, 2017 in order to be placed on the agenda, although anyone in attendance will be given an opportunity to address Council on this matter.

REZONING APPLICATION 11-2017-85 of 2002 is submitted by Eric and Laura Smit for the subject land located at 2940 Confederation Line.

The subject land is designated as “Prime Agricultural Area” and “Natural Areas” in the Sarnia Official Plan and zoned “Rural 1 Zone (RU1)” in Zoning By-law 85 of 2002.

This rezoning application is required as a condition of approval for Consent Application B26/2015 which was approved by the Sarnia Committee of Adjustment on March 7, 2017 to permit the creation of a lot for a residence surplus to a farming operation.

The zoning on the 0.9 ha (2.3 acre) severed parcel would be amended from “Rural 1 Zone (RU1)” to a “Rural Residential 1-23 Site Zone (RR1-23)” to permit a single detached (surplus) dwelling and accessory buildings and uses.

The zoning on the 19.6 ha retained farmland parcel would be amended from “Rural 1 Zone (RU1)” to a “Rural 1-22 Site Zone (RU1-22)” to permit agricultural uses, but dwellings would be prohibited. A shading pattern would be placed on the Zoning Map Schedule to identify a woodland feature with area of approximately 1.7 ha (4.2 acre).

PLANNING ACT INFORMATION

  1. If a person or public body does not make oral submissions at a public meeting or make written submissions to the Council of The Corporation of the City of Sarnia before the by-law is passed, the person or public body is not entitled to appeal the decision of The Corporation of the City of Sarnia to the Ontario Municipal Board.
  2. If a person or public body does not make oral submissions at a public meeting, or make written submissions to the Council of The Corporation of the City of Sarnia before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.
